What are income-restricted apartments, and how do I qualify?
Big Emma offers income-restricted affordable housing. Eligibility is based on annual household income, household size, and standard screening criteria. To qualify, your household must fall within the applicable income limits for your household size and meet all standard screening requirements. Additionally, rent must not exceed 30% of your monthly household income.
Is there a minimum income requirement?
Yes. Applicants must demonstrate sufficient income so that rent does not exceed 30% of their monthly household income. Current minimum income requirements are approximately $40,000 for a 1-bedroom and $48,000 for a 2-bedroom apartment.
1 Person Household Income Limits
Income must be between $40,000 and $59,850
2 Person Household Income Limits
Income must be between $48,000 and $68,400
3 Person Household Income Limits
Income must not exceed $76,950
4 Person Household Income Limits
Income must not exceed $85,500
What if my income exceeds these amounts?
Households whose income exceeds the affordable housing income limits are not eligible for income-restricted units but may still qualify for a market-rate apartment, subject to availability.
What floorplans are available with this program?
Big Emma's affordable housing program currently applies to a 510-square-foot 1-bedroom/1-bathroom apartment and an 898-square-foot 2-bedroom/2-bathroom apartment (subject to availability)
1 Bedroom Income Restricted Rent Amount
The income-restricted 1-bedroom, 1-bathroom apartment (510 square feet) rents for $1,000 per month.
2 Bedroom Income Restricted Rent Amount
The income-restricted 2-bedroom, 2-bathroom apartment (898 square feet) rents for $1,200 per month.
